When driving is the only means of travel
In suburban planning, zoning does have certain benefits, such as being conducive to health, safety, ethics, welfare, protecting residential areas, and protecting the value of property. However, the zoning system strictly isolates the functional elements of U.S. cities, especially in the broad space of the suburbs, forming residential areas, office parks, industrial parks, shopping belts, etc. that have a single function and are not linked to each other. Lack of a unified sense of community or integrity. The zoning system makes people's life factors exceed the scope of walking. Driving is the only means. People can not accomplish multiple purposes in one trip. People have to drive around between different functional areas, resulting in traffic flow. The increase has led to traffic congestion and environmental pollution. The zoning system violates the economic laws and wastes basic investment, resources, and energy.
